Once the deed is signed and the transaction has funded, you should be able to move into your new home. There is one exception to this; if the property was already rented out to a tenant, and the tenant’s lease has not expired, you will become responsible for that lease until it does expire.
If you have used a special type of loan, such as an FHA loan or a VA loan, you may need to occupy the home within a certain time period, such as 60 days. This is to ensure that you do have an intent to live within the home, as these mortgage loans are targeted towards owner-occupants. Though these are things your mortgage broker can go over with you.
